First-home mortgage in Czechia: before reservation

A first-home mortgage starts with cash, a safe payment and the property evidence—not a reservation fee or an advertised rate.

7 min read

A first home is usually the largest commitment a household has made, so the order matters. Do not start by paying a reservation fee because a monthly payment looks possible at one advertised rate. Start with cash, a payment you can carry, a property you can document and a contract that leaves time for financing and checks.

Separate own funds from the whole purchase budget

Deposit money is not the entire cash requirement. Keep separate lines for legal review, valuation, insurance, moving, furnishing, immediate repairs and an emergency reserve. A cheaper property can still be unaffordable if it consumes every liquid reserve or needs work before it can be lived in.

Use LTV as a boundary, not a promise

ČNB currently sets the LTV upper limit at 80%, with up to 90% for eligible applicants under 36 financing owner-occupied housing. The exact application of the rule and the lender's credit decision depend on the applicant, collateral and product. If the lender values the property below the agreed price, the cash gap can be larger; read the low-valuation guide before committing.

Make the reservation protect the real decision

Reservation documents should not turn a financing uncertainty into an automatic loss. Read the amount, recipient, deadlines, finance condition, evidence required and return consequences before paying. Then verify title, entries, building records and the condition of the home you are actually buying.

  • Set aside cash for the deposit, legal and tax costs, moving, initial repairs and a separate emergency reserve.
  • Model the monthly payment from your own income, existing commitments and a cautious rate; a calculator is not approval.
  • Before reserving, know the purchase price, deadlines, finance condition and what happens after a low valuation or loan refusal.
  • Check ownership, entries, building documents, condition and costs for the specific property.
  • Compare written offers for the same loan amount, LTV, term and fixation—not only the advertised rate.

Use tools and guides in the right order

Use the mortgage affordability guide to compare payment and cash scenarios, then the buying checklist for property evidence. If parents are contributing, document the structure before reservation using the family-funding guide.
