Poland property market 2026: should you buy now?
Prices and mortgage demand are rising, but city, new-versus-resale risk, finance, condition and holding period decide whether a home is worth buying.

Polish residential prices and mortgage demand were rising again in early 2026, while construction activity also strengthened. None of those national signals tells you whether a Warsaw new build, Krakow resale flat, Łódź investment or family house is worth buying. The decision belongs to the city and micro-location, primary or secondary market, finance, legal title, condition and the years you can realistically hold.
Residential prices: official Q1 2026 evidence

Statistics Poland reports that residential-premises transaction prices rose 2.3% from Q4 2025 and 6.0% from Q1 2025. The primary market rose 6.8% year on year and the secondary market 5.2%. Those are broad price indices, not today’s asking price, an average zł/m² for your city or evidence that every home appreciated.
1. Start with the situation that creates the purchase
- First home: compare renting and buying for the same usable home and period. Include job stability, deposit, repairs, transaction costs and the possibility of moving.
- Growing family or move-up buyer: align sale, purchase, schools, commute, temporary housing, bridge finance and handover instead of assuming both deals close together.
- Returning migrant or foreign-income household: test which income and currency the lender accepts, exchange-rate stress, document translation and time needed for underwriting.
- Investor: verify achievable long-term rent, vacancy, tenant demand, management, non-recoverable charges, works, tax and resale liquidity. Do not derive yield from an advert.
Set the minimum holding period before searching. Acquisition, finance and eventual sale costs can overwhelm a small price movement. A home that works for ten years can be a poor two-year trade even when the market rises.
2. Separate the official index, asking price and property value

The dated Landomo snapshot shows how different the shortlist can be: qualifying active apartment asking medians range from 21,811 zł/m² in the small resort market of Sopot and 17,376 zł/m² in Warsaw to 9,108 zł/m² in Bydgoszcz. That is not a ranking of affordability, quality or future return. A smaller or resort market also behaves differently from a major employment centre.
Use the wider Polish city comparison, then rebuild the evidence for the exact district, legal form, floor, usable area, building age, condition, energy profile, parking, occupancy and finish. Keep active asking prices and registered transaction prices in separate columns. Group likely duplicate adverts before treating the sample size as supply.
3. Treat improving credit conditions as competition, not approval
NBP’s April 2026 bank lending survey says banks continued easing housing-loan criteria in Q1, partly because of competition and an improved market outlook. A net 69% of responding banks reported stronger housing-loan demand. The survey covered 23 banks representing about 89% of bank receivables from businesses and households, but it is a directional survey—not a mortgage offer.
- Obtain a written range for your income, liabilities, residence, currency and deposit.
- Ask what happens if the bank valuation is below the reservation or purchase price.
- Stress the payment after any fixed period and at a higher rate; include insurance and fees.
- Keep tax, notary, brokerage, advice, fit-out and emergency cash outside the headline deposit.
- Do not sign a reservation agreement whose finance exit is narrower than the approval you need.
Easier criteria can increase the pool of competing buyers. It does not remove the lender’s property checks or make a maximum approval an affordable budget. Set the all-in monthly and cash limits before the viewing.
4. Choose primary or secondary market by risk, not freshness
- New build: developer, land, permits, prospectus, housing escrow account, payment schedule, completion, usable-area tolerance, specification, inspection, defects and delay.
- Resale: seller authority, land-and-mortgage register, possession, mortgage release, building condition, community or cooperative finances, renovations and actual operating costs.
New does not mean finished, on time or free from defects. Resale does not mean immediately habitable or legally simple. Compare both at the same all-in standard: purchase price, parking and storage, finishing, furniture, finance during construction, rent while waiting, immediate work and first-year charges.
Current Ministry guidance describes 2026 changes expanding information in the developer prospectus and sales material. Use the official developer-law update to identify the live disclosure route, then have the notary or independent adviser test the exact project and agreement. A website price or showroom conversation is not the complete buyer file.
Housing construction: first half of 2026
Provisional Statistics Poland data published 20 July 2026. Construction flows are not a count of homes available to buy today.
First-half completions rose 3.2%, starts 3.5% and permits or notifications 18.9% from a year earlier. Those pipeline measures can inform negotiation with a developer, but they are not current available inventory and do not guarantee that supply appears in the city, segment or delivery date you need.
5. Price energy, building and community liabilities
The seller or landlord must provide the applicable energy-performance certificate under the current regime. Ministry guidance says a certificate is normally valid for ten years but loses validity earlier if building or installation work changes the energy performance, such as windows, heat source or insulation.
- Match the certificate to the exact unit or building and verify its number, date and assumptions.
- Inspect structure, moisture, services, façade, roof, lift, balconies, heating and pollutants independently of the certificate.
- Read community or cooperative budgets, arrears, reserve, litigation, resolutions and planned major works.
- Obtain quotes for fit-out and renovation, then add delay, supervision and contingency.
A low asking price can simply transfer future capital cost to the buyer. For an apartment, the private interior and the whole building are one financial decision.
6. Verify title and possession before paying for certainty
Identify exactly what is sold: separate ownership, cooperative right, land share, parking, storage, house and parcel, or another interest. Match the advert, land-and-mortgage register, cadastral data, seller authority, actual layout and use. Record every mortgage, easement, pending entry, tenant, occupant and handover condition.
This market article does not repeat the foreign-buyer permit, tax, notarial and registration route. Use the Poland foreign-buyer guide when nationality, land, border area, residence, PCC, developer protection or cross-border documents affect the transaction. Obtain a property-specific notary or legal answer before a non-refundable payment.
7. Negotiate the whole transaction
- Track listing age, price changes and likely duplicate adverts.
- Use defects, missing documents, fit-out, possession and finance conditions as explicit negotiation items.
- For a developer, compare units, stages, completed alternatives, incentives and the cost of waiting.
- For resale, keep credible alternative homes active until title, finance and handover are executable.
- Set the maximum all-in cost and walk-away conditions before the final counter-offer.
A 6% national annual index does not prove that a particular seller has priced correctly. Rising permits do not guarantee a bargain next year. Negotiate from the exact property and alternatives you can actually buy.
