A Budapest district or Balaton location can be a strong search signal, but it does not prove ownership, use classification, registered restrictions or the condition of the property. Build a title-and-condition record before you make a binding offer.
1. Search by district, settlement and use class
Hungarian property searches benefit from separating apartment, family home, holiday property, plot and agricultural/rural categories. Record the advertised legal use, local location, floor/unit, parking/storage and every claim that needs documentary proof.
- Use ‘eladó lakás’, ‘eladó ház’, ‘telek’, ‘üdülő’ and the exact kerület, város or község.
- Add tulajdoni lap, helyrajzi szám, tehermentes, társasház, energetikai tanúsítvány and felújítandó as verification prompts.
- For apartments, track common cost, building fund, lift/roof/façade works, heating and parking rights separately from asking price.
2. Compare the home, building and recurring cost
Use a consistent viewing record so a renovated flat, a detached house and a holiday home are not compared only by headline price. Technical inspection and legal records answer different questions.
- Condition: Investigate structure, roof, moisture, heating, wiring, water, insulation, drainage and unpermitted changes with suitable professional help.
- Condominium: Request the condominium founding documents, rules, common-cost history, reserve, arrears and approved capital works.
- Land/use: For houses and plots, verify boundaries, access, utilities, zoning/planning context and whether the recorded use fits your plan.
- Cost: Model finance, acquisition tax, legal/registration costs, utilities, common charges, maintenance and works.

3. Check a current land-register record
Hungary’s public guidance describes land-register information services. Use the exact address or helyrajzi szám and a current official route appropriate to the transaction; availability and detail can depend on the service and user status.
- Ownership: Match every registered owner, ownership share, acquisition basis and authority to the proposed seller and contract.
- Restrictions: Review mortgages, usufruct, easements, prohibitions, litigation/other annotations and their release route.
- Identity: Reconcile topographical lot number, address, unit, land area and building description with plans and the property viewed.
- Fresh record: Use a current extract at each material deal gate; a historic screenshot cannot prove closing status.
Save the property identifier, search date, document version and any mismatch between the official material and the advertisement. A register extract is an input to property-specific professional review, not a guarantee about physical condition or every unrecorded fact.
4. Write every condition and payment control
The contract should name the exact property, parties, price, payment stages, conditions, burden release, possession and registration duty. A current Hungarian legal professional should confirm the required form and filing path for the particular transaction.
- Finance: Confirm loan approval, valuation, timing and consequences if lender conditions are not met.
- Tax: Calculate current acquisition-related tax and possible relief from official guidance for the actual buyer and property facts.
- Payments: Verify account instructions independently and link deposits/final payments to explicit documentary conditions.
5. Register and retain the post-closing evidence
