Renting a Czech house: 2026 checklist
A house rental adds heating, outdoor space, meters and maintenance to the usual lease checks. Compare the whole cost and put responsibility in writing before paying.

A house rental is not simply an apartment rental with more floor area. Before signing, separate the costs, verify the lessor’s authority, and write down who handles heating, water, outdoor space, access and defects. A good agreement cannot predict every failure; it can make responsibility, notice and evidence clear.
Start with what is actually being rented
The street address is not enough. The draft lease and handover record should cover the garden, garage, parking, cellar, attic, workshop, gate, well, tank, access road and any equipment the landlord retains access to. For each area, establish whether you have exclusive use, share it, or do not take it over at all.
Verify the person offering the house
MMR recommends checking the lessor’s identity and relationship to the property. The cadastre is a useful starting point for ownership, but it does not alone prove that every contact can sign or take money. Where the owner and contact differ, obtain an explanation and written authority before a reservation or deposit payment. Czech cadastral viewer is a starting check, not a substitute for documents.
At the viewing, test systems—not only rooms
Ask to see heating, hot water, main shut-offs, electrical board, boiler or heat pump, ventilation, drainage and waste area. This is not a technical inspection or a promise of fault-free operation. It is a record of condition, controls, known limits and the emergency contact, so a future defect does not begin with an argument about what was handed over.
- Can the house be heated and supplied with hot water under normal settings?
- Which meters belong to the house, and which costs are allocated from them?
- Where does the rented land end, and who handles access, waste and winter care?
- Who deals with heating, water, roof or electrical failures, and how quickly?
Separate rent from utilities and services
MMR distinguishes rent, service advances, utilities and deposit. More items are often paid directly by a house tenant, but do not infer them from the advert. Establish which supplies transfer, which remain with the landlord, how water or heat is measured, and what will be settled later. Confirm opening readings in the same record as possession. MMR’s payment guidance is useful for checking that no budget line is missing.
Turn a broad maintenance clause into an operating rule
“The tenant looks after the house and garden” is too vague. Set out regular care, service intervals, technician access, winter maintenance, mowing, waste, emergency contacts and the defect-reporting route. Do not list only tenant duties: mark which repairs, structure and equipment remain with the landlord. The lease and legal advice govern a specific dispute; this list helps prepare it.
Handover: create one shared baseline for the house
Record each room and outdoor area, keys and remotes, meters, equipment, existing defects, promised repairs and numbered photos. An electricity or gas transfer needs the supply-point identity, readings and normally cooperation from both sides. Do not let a handover protocol conceal a separate reservation, debt or waiver agreement. Use the detailed handover checklist.
Questions to answer before paying
- Does the draft separate rent, services, utilities, deposit and any commission?
- Does the payment recipient match the lease and verified authority?
- Are garden, parking, access and equipment explicit, rather than only promised during viewing?
- Do you have a handover date, defect process and clear refund conditions for every payment?
Direct contact or a house outside the city is not a reason to pay quickly. Obtain the final lease, review responsibilities, and pay only when you know who receives what, on which document, and what happens if handover does not take place.
